Magnum Care Ltd required an efficient masterplan to maximise the potential of a complex brownfield site adjacent to the Central Area Hereford Conservation Area. Rayner Davies Architects undertook a series of massing and daylighting studies in order to prepare a sympathetic and high yield development for a 70 bed residential care home and a linked assisted living apartment block for over 55’s comprising 12 no. 2 bedroom apartments and 6 no. 1 bedroom apartments.

The masterplan creates private and south facing gardens, and a single storey link between the buildings which enables the sharing of communal facilities. Visual and actual links to external spaces in the form of courtyard gardens, balconies and roof terraces to both care home and apartments ensures a high quality of amenity for residents at all stages of care. The apartments have also been designed to allow future proofing for future modifications, increasing the time that individual residents with changing needs can remain independent in their own dwellings.
